This is Membership Month
Hi, first let me introduce myself, I'm Marcelle your new Membership Chairperson. I'm new to the neighborhood (a little over a year) after being displaced by Hurricane Gustav. Right after getting settled in our new home in Broadmoor, my fiancé and I joined the Broadmoor Residents' Association. We thought it was an important thing to do to both protect our investment and our quality of life in Broadmoor. We were immediately impressed with the Association. We felt so lucky to find that Broadmoor had such a strong organization - one that fights hard for all of us to protect our neighborhood.
What do we need protection from? Crime. Of course, we are all concerned about crime. Fortunately, Broadmoor is not faced with the kind of crime some other parts of Baton Rouge are faced with and we strive to keep it that way. Thanks to the Association, Broadmoor has a private police patrol and the Neighborhood Watch program. The Association also works along side the Baton Rouge Police Department to keep its residents alerted to any problems in the area, as well as taking proactive crime prevention measures.
What else do we need protection from? From seeing our property values drop! In this economy, I'm sure that is of paramount concern to us all. One of the Association's main goals is to protect Broadmoor property values. Remember, as regular members of the Association, we are all Broadmoor property owners, so our goals are the same! The Association goes about protecting our property values in several ways.
First, the Beatification Committee works hard to keep our neighborhood beautiful. But that doesn't just mean the great seasonal decorations. It also includes the maintenance of all the plantings and the trees on the public grounds that make Broadmoor so beautiful. Additionally, they work side-by-side with the City to keep our neighborhood litter free and to see that all the common areas (streets, streetlights, sidewalks, canals, etc) are well maintained.
Secondly, the Association's newest push is Traffic Calming - to both study and correct the traffic problems of Broadmoor. The Association wants Broadmoor to remain the safe place that it is to bike and walk with our families, and not have speeding cars endangering our lives.
Thirdly, the Association also protects our property values and quality of life by the implementation and enforcement of deed restrictions. How many of you have driven through a neighborhood where there is all sorts of trash in the yard - broken down cars on blocks, cluttered carports and front yards used for parking lots, etc. No wants that for Broadmoor! These sorts of problems start out small, but, if left unattended, will grow and multiply. The Association has set up a hotline (926-9829) and has an email address (broadmoor@broadmoor-br.org) to receive complaints. Once notified, we try to take the necessary action to correct the situation. The Association works hand and hand with the City, our Metro Councilwoman and the Department of Public Works to correct violations in Broadmoor.
As pointed out in the January 10, 2010 Advocate newspaper article on Broadmoor entitled "A Real Neighborhood", we are bounded by commercial zoning. (If you have not seen this, article please do yourself a favor and visit our website to read it - you'll be even prouder to live in Broadmoor.) Yet Broadmoor itself is zoned single residence only. The Association believes that this zoning must stay single residence and diligently works to keep it that way. After all none of us want a strip mall going up next to our home.
Lastly, the Association protects us from a lack of the community feeling so many experience these days. The Association is a great link to your neighbors. We a have a Welcoming Committee for new neighbors and a wonderful website to get news, post stories, receive alerts or find a lost pet. You can also come to a meeting to meet your neighbors in person!
So, what is all this protection worth? After all this is quite a list of services. $500? $250? $100?? What about $50 bucks or $35 for senior citizens? Less than 14 cents a day! Use the Dues Remittance Form on the next page and show your support for 2010.
If you're still not convinced, then come to one of our meetings. They're on the third Monday of each month at the Adult Activities Building at the Broadmoor Untied Methodist Church in room 101. See first hand, what your Association is doing for you and Broadmoor. You don't have to be a member to attend the meeting - just someone who cares about Broadmoor.
I believe after one meeting you will be "sold" on the Broadmoor Residents' Association - so Welcome!

Safety & Security of Your Home & Neighborhood
- Private Police Patrol with a projected cost of $30,000 per year

- Yard of the Season program encourages and recognizes residents who make an extra effort to add beauty in your neighborhood
- Adopt-an-Oak Program saves these special trees which add so much beauty your neighborhood
- Anti-litter campaign and litter pickup programs help to keep your neighborhood litter-free
- Acts as liaison to Department of Public Works to report problems and request maintenance of City Parish property within your neighborhood such as common areas, canals, drainage, fencing, sidewalks, streets and street lights
Implement and Enforce Restrictions
- Association receives your complaints of restriction violations
- Association investigates your complaints of restriction violations
- Association notifies those residents whose property are the source of your complaints and coordinates with city officials to correct these problems
- Association takes action necessary to enforce restrictions
- Association maintains and monitors telephone hotline and website to receive complaints
- Association coordinates/organizes efforts to update zoning laws in the 58 filings of Broadmoor
- Association coordinates communication with city officials, Metro Council Representative and Department of Public Works to correct violations in your area
Communications with Your Neighbors
- Welcoming Committee visits new residents
- Professional web site keeps you up-to-date with news and events affecting your neighborhood
- Email alerts advise you of recent news affecting your neighborhood
- Lost and Found Pet email alerts and web page provides a great service to pet owners
